Q:  Am I allowed to use my own architect?
A:  Yes. Most architects charge 4-6% of the total cost to build.

Q:  Am I allowed to use my own builder?
A:  YES, as long as they are Registered with the NHBRC

Q:  What are the major design guidelines be available?
A:  There are no rigid guidelines. Units must be build in a “bush format”, requiring a thatched roof, brick, stone, wood or combination, with a maximum of one kitchen. No fences will be allowed to ensure the safety of the animals. A double storey or an upper decking will be allowed as well as a total of three buildings including a main building with two satellite living structures.

A:  No, but it should be raised to prevent animals from falling in to it.

A:  There are no restrictions on the size of the house. Only one main house is allowed. Maximum one kitchen, and 8 Beds.
 
Q:  Am I allowed to build a double storey house?
A:  Yes
 
Q:  Am I allowed to use cemcrete as a feature on the outside of my house?
A:  Yes, if it looks rustic, and earth stone colours are allowed.
 
Q:  How many dwellings are allowed on a stand?
A:  Three, one main house with two satellite living structures. No more than one kitchen and 8 Beds.
 
Q:  Are wooden decks allowed?
A:  Yes
 
Q:  Will fireplaces be allowed?

A:  No, but cell phone reception is good.
 
Q:  What is the maximum distance that I have to link the electricity to my house?

A:  No, Water is currently included in the monthly levy.
 
Q:  Who is responsible to grade the driveway to each house?
A:  The homeowner
 
Q:  Do I have to put any fire extinguishers and fire hoses inside and around the house?
A:  Yes. One fire extinguisher of minimum 4,5kg in the kitchen
 
Q:  What is the time limit in which I have to build the house?

A:  ALL homes have to be surveyed & registered against the sectional title deeds by 10 April 2008

Q:  Am I allowed to make a garden around my house?
A:  Yes, only indigenous plants to the area.
 
Q:  Who are responsible to look after the garden around the houses?
A:  The homeowner
 
Q:  Who will cut the grass around the houses?
A:  On request, the area around each dwelling can be cut by the Zebula Country Club on your behalf.
 
Q:  What plants are allowed?
A:  Only indigenous plants to the area.
  
Q:  Is a sprinkler or irrigation system allowed?
A:  No.
 
Q:  Will there be one designated company doing the landscape around the houses?
A:  No.

SECURITY


Q:  How many entrances will there be to Zebula Country Club?
A:  The main entrance (for Homeowners, Guests and Visitors) and an additional gate out to the east, available only to homeowners.
 
Q:  Are any builders allowed to sleep on site?
A:  No
 
Q:  Will there be security guards at the entrance gates?
A:  Yes
 
Q:  Will there be an electrified fence around Zebula Country Club?
A:  Yes

Q:  Will residents be issued with security cards?
A:  Homeowners are issued with 2 Car Access Stickers & can purchase identification cards if they wish, as well as a maximum of 2 Visitors access Cards

Q:  Will there be a full time estate manager living on site?
A:  Yes
 
Q:  Will there be a handyman on site?
A:  Yes, for emergencies only
  
Q:  Will there be any additional services (cleaning of houses, pool, buying groceries)
A:  Yes, these can be provided by arrangement.
 
Q:  Who is responsible for insuring the houses on Zebula Country Club?
A:  Zebula is a Sectional Title Development.  All Buildings have to be insured by the Homeowner through the combined policy arranged by the Body Corporate.
  
Q:  Will pets be allowed on the estate?
A:  No
 
Q:  Will quad - bikes be allowed on the estate?
A:  No
 
Q:  Will motorcycles be allowed on the estate?
A:  No
 
Q:  Will there be any dangerous animals on the estate?
A:  No, but ALL animals must be treated with respect & can be dangerous.
 
Q:  Will I be allowed to walk freely around on the estate?
A:  Yes
 
Q:  Will I be allowed to ride a bicycle on the estate?
A:  Yes

Q:  Are day visitors allowed access?
A:  Yes, they will have to get their entrance permit stamped at reception before exiting.

A:  The total area is currently 1060ha, but this is to be expanded in 2008 to 1600ha
